The demand for covered parking lots in the capital and county seats has increased significantly, which has pushed up prices: there are districts in the capital where prices have risen by 30 percent in one year, Otthon Centrum told MTI on Tuesday.
Based on the national overview of the real estate brokerage network, the price of garages last year increased by 26.7 percent compared to the previous year's data, so the average price rose to HUF 6.3 million. In 2022, demand increased by 15 percent compared to 2021. According to the experts of Otthon Centrum, the fact that carports were also purchased for investment purposes due to high inflation may have contributed to the increase in prices.
According to the analysis based on the network's own data, the average price in the districts of Buda was between 5.5 and 6.5 million forints, but there is no big difference between the districts. Prices rose almost everywhere in the capital in 2022, the XIII. in the district, for example, by more than 30 percent. The outer districts of Pest were the most expensive, so even there you could only buy a car storage for over HUF 5 million, they said.
They also touched on the fact that the demand for garages in county and rural towns is traditionally more moderate, as there is more space to store cars. Garages in most cities with county rights were sold for between HUF 4-6 million last year.
In Siófok, where many garages related to newly built projects have found owners, the average price reached HUF 7.4 million, which is a national price record, the announcement said. They added that in Debrecen last year, a garage was worth HUF 4 million on average, in Miskolc and Szekszárd it was HUF 4.5 million, and in Tatabánya it was HUF 6 million.
The specialists of Otthon Centrum noted that there can be significant differences in the prices of garages even within the settlement, and the prices are also influenced by whether it is a covered storage, an underground garage or an independent garage building.
